The Floris House marketplace (the "Platform") is operated by De Krakers BV ("Floris House", "we", "us"), a company incorporated in Belgium with registered office at Rekemerstraat 32 bus 2, 3621 Rekem, Belgium, VAT BE0439.450.481. Contact: info@florishouse.com.

Floris House connects tenants with landlords offering long-term residential rentals across Europe. We are not a real-estate agent and are not a party to the rental agreement concluded between a tenant and a landlord.

You must be at least 18 years old to create an account. You are responsible for the accuracy of the information you provide and for the security of your credentials.

Landlords warrant that they have the right to list a property, that listings are truthful, and that they will comply with all applicable housing, tax and consumer laws.

Certain features (premium memberships, featured listings, add-ons) are paid. Prices are shown inclusive or exclusive of VAT as indicated at checkout. Payments are processed by our payment provider; refunds follow the terms disclosed at purchase and Belgian consumer law.

You agree not to misuse the Platform, including by posting fraudulent listings, scraping, reverse engineering, spamming other users, or circumventing security controls.

To the maximum extent permitted by law, De Krakers BV is not liable for indirect or consequential damages arising from use of the Platform. Nothing in these terms limits liability that cannot be limited under Belgian law.

These terms are governed by Belgian law. Disputes are subject to the exclusive jurisdiction of the courts of Antwerp, Belgium, without prejudice to mandatory consumer protection rules.
